Colliers and Urban Property Group had a property in Cardiff, California for sale or lease. They needed an offering memorandum to showcase its location. Since the building sits in a California surf town, they wanted the materials to feel beachy and evoke that coastal lifestyle, not read like a typical, corporate real estate document.

Since the building sits in a California surf town, they wanted the materials to feel beachy and evoke that coastal lifestyle, not read like a typical, corporate real estate document.

I leaned into a vintage surf aesthetic to bring that beachy feel to life. I overlaid a vintage summer tone filter on the photos to hint at the surf town atmosphere, and pulled in beachy fonts to make the building feel more relaxed and less corporate. Throughout the memorandum I included, building features, market competitors, and other key facts about the location. All within that easygoing, coastal theme.
